It’s usually within 30-45 days. If you’re paying cash, it will be a lot faster! This time is used to process the loan (please make sure you are in contact with your lender and give him any documents he needs as soon as possible), but also for inspection, title search, lien search, etc.
Absolutely! You can’t take a home for a “test ride”, so you want to hire a licensed home inspector who will check the home for you, including roof, HVAC, electrical panel, plumbing, windows, cracks, mold, termites, etc.
The commission can vary. The main thing you want to ask yourself and ask your REALTOR® is: what will you do to sell my home? Ask about professional photography, marketing online (on how many websites will my home be listed?) and printed materials (brochures, postcards, etc).
